We will also conduct a thorough competitive market analysis to determine the highest realistic sales price of your home.

Once we’ve determined the projected sales price of your home we prepare a net proceeds report taking into account local excise tax, mortgage balances and title/escrow fees so you have a clear understanding of what your net proceeds will be at the time of closing.

The first step in this process professional photography and 3-D visual tours. We’ve partnered with Matterport to provide the latest in laser scanning and 3D visualization. 

This allows us to create stunning 3-D tours that potential buyers can view from the comfort of their living room.

Statistics show that homes with virtual tours have a much higher level of engagement than homes without them.

We also take professional HDR photos of your home and create drone footage of the property and surrounding area.

Signage and marketing materials

We provide professional signage that let’s everybody know your home is on the market and available. We also provide professional flyers with QR codes to allow potential buyers to take a 3-D virtual tour of your home right from their smart phone. 

We’ve also partnered with local mortgage professionals to illustrate The payment on your home would be based upon the current interest rates. We find that this helps minimize inquiries from un-qualified buyers and excites and motivates potential buyers who are comfortable with what the payment would be.

Negotiations

Once you’re home, receives an offer, we will review it carefully and explain all of the terms of the offer.

Typically offers will include several clauses that are important to consider such as home inspections, appraisal, and finance, contingencies, and other miscellaneous request, such as repairs and other maintenance items.

We will also vet the buyers ability to purchase by either requesting proof of funds for closing or speaking with the buyers lender regarding the buyers financial ability to close.

We will be present for any inspections and appraisal visits that are needed. We will also help coordinate with contractors in the event any repairs are needed.

As members of the Northwest multiple-listing service, your home will be listed on the local MLS and available to all licensed real estate agents in Washington state.

In addition we syndicate your listing to all other major real estate websites such as Zillow and Realtor.com. We provide an MLS key box that is securely monitored and allows local agents to show your home without you being present. This is optional, but highly recommended.
